New tech tools Panel Jay Thompson, Bill Lublin, Chris Smith, Todd Carpenter, Nobu Hata

These are my notes from a session at NAR Annual in November 2011 in Anaheim . These are presented in rough note form with links to some of the sites or products mentioned by the presenters.  It was an entertaining session from a true All Star Panel

Bill Lublin

I missed the first 5 minutes of Bill’s session but he concluded talking re the importance of Listening to conversations online  Reputation Management. The sites he commends are:

Trackthisnow.com

Twitrratr.com  Pickes up sentiment of tweets based on content words of tweets.

Peter Brewer Twitrratr screen grab

Peter Brewer Twitrratr sentiment example

Locafollow.com  a variation of search.twitter.com   (searches bios)

Next Up Chris Smith from Inman Next.

 Chris Smith

As always Chris brought his A Game and provided some great ideas and resources.

Use technology to focus LOCAL.

Use Facebook Keyword Search and create a list from Public Search. ‘Use keywords eg: ‘Moving to California”  Set up these keyword searches in Hootsuite and never ever search again.

 Search.twitter.com  e.g.: ‘House hunting’ near 90210 within 15 miles.

Nabewise.com  Great source of local data. Use their widgets to plug in local data to your website/blog

Walkscore.com as a local source of info. Blog plugins widgets. Shows people the walkability of your property.

Qwiki.com  Wikipedia meets YouTube with Siri doing the voice over.   :)

Foursquare.com   I’ve written about this myself previously here

Localmind.com  Instant location and real time info from crowd sourcing.

Google Places – Be on the map! You just need to do this. It’s a no brainer. Its free and simple. It cranks your Google Juice and aggregates your contact info. Be conscious of the reviews process. Start to populate your Paces Page with reviews from clients.  Consider Google Places Sponsored Links.

Screen grab Google Places Peter Brewer

Google Places

Click to call Google Ads. Highly improved response rates for mobile ads 7 to 8 times higher in terms of CTR than desktop campaigns.

Slides from Chris’s presentation available here.

Next up is Nobu Hata.

Nobu Hata

Don’t get overly wrapped up in social. Nobu is BIG on using tech to really enhance productivity. He’s an iPad fan.

High end user of Evernote to share notes with clients.

Highly suggest using the Google Chrome Browser. Best for all devices.

Load minus.com as a Chrome plugin as a means of collating data in one place to share info with clients.

Open your competitors website in Chrome and search their site for the code they are using for seo.

Nobu is using sliderocket to push his presentations to his clients on their TV. He’s a fan of using real-time live presentations.

Klout.com Nobu talks about a case study where he tweeted for a while in Vegas and was perceived as being ‘influential’ and therefore was gifted a free meal for 4 at a Vegas restaurant. I have a similar personal experience of being gifted a mobile phone because of my apparent online influence. Klout is not about your influence number with a consumer. Consumers don’t care!. But it may get you some freebees.

Google+ Its an emerging network that will grow and evolve far beyond Facebook. They are different.  You should set up a Google+ account  Start to use Google + Hangouts and messaging.  All available on the Ipad.

I think Nobu’s key message was to embrace technology for productivity and get the most out of it. Great content Nobu!

The next pitcher was

Todd Carpenter.

In a unique presentation Todd shared some whiteboard captures to illustrate the key fundamental differences between a real estate website 101 and Social Networking 101. The sooner that the Real Estate Industry understand the differences between the two and start treating them that way the sooner they’ll get some ROI from social networks.

Todd Carpenter Brilliance

Real Estate Websites 101

Todd Carpenter Briliiance again

Social Networking 101

The ‘Trust’ piece can be a blog, or an About s page, or some family pics or testimonials. Some ‘social proof’ that show that I can Trust You.  Forget the other stuff in social networks. Just prove to me that I can trust you.

Todd’s session was short but powerful. He then went on to demo a new WordPress plugin in beta test called Dashter which is already the talk of the renet blogging community.  If you have a wordpress blog then you’re going to want Dashter. You can email me for details on how to get it at peterbrewer@me.com  You’ll love it.

At the completion of the presentation questions were invited from the floor.

-Questions re Google+ Bill is adamant that we should grab that space and have a presence and at least populate it. Google rarely fail.

-Questions re best website ‘program’ to use to build a website.  Lots of discussion re WordPress being the indisputable winner.

-The word ‘blogging’ seems to scare some people. As Realtors we write lots and lots of information. These are actually blog posts.

-Question re measuring ROI from social media investment. (This is always a heated topic)

Todd quoted the difference between ‘comfort calls and genuine business calls. When using social media make sure you are measuring what is really just for Fun and what is really truly business related social connecting. He wrote about that topic here.

Bill Lublin commented (very fairly!)  that you need to have truly measured the ROI for every effort in your business, not just social. You’ll find a truly hilarious video here on the topic.

There’s an app called rescue time that calculates how much time you’re spending online. It will tell you where you spent the day online. Inbox, Facebook, twitter, websites, work etc.

This was a great session run by  real estate social networking royalty. An honour to attend it. I hope you find these notes helpful.

The irony continues Glenn. The technology session yesterday finished 30 minutes early because the technology crashed. That Murphy’s Law thing.
