These are my rough notes taken in a rapid fire session by Max today. As always Max never disappoints!
US Mobile Commerce up from 363 Million on 2008 to 4.9 Billion in 2010. Mobile commerce has changed and behavior has reflected this.
We’ve moved on from being unprepared to share our credit cards online. Now we’re sharing almost every part of our lives online and at Facebook.
We are mobile phone dependant. Most of us would rather last a day without our wallet than our phone/mobile device.
Starbucks app tells Max when he’s within 5klm of a Starbucks.
The advent of Siri on the iPhone 4S is revolutionaising things. (again)

59% Discuss or recommend a brand
67% Continues research on a computer, smartphone or offline
68% have visited a business as a result of browsing via mobile.
- Random Tip Use a Gmail account to register for stuff that will spam you. You’ll never need to go back there, and you’ll never get spam agin.
Auto predictive text on Google (Mobile and Desktop) based on Geolocation will become more important. Time to get your Google Juice on to make sure you get found.
Populate your Google info with INFO to get peak position and Red Flags
Update Google Places with masses of contetnt. Not sure how much you want to give Google? Well, it depends how much you want to eb found. Create a Google Place for your business and Google will send a postcard confirmation allowing you to maintain your Places page with awesome content to get you found.
Start to add data, add reviews. You must add the Google Machine to ensure you’re being found
Max Demonstrated the Realtor Mobile App
Geo-location capable. Very interactive and intuitive
Realtors should use ‘Draw Mode’ for smart mapping.. Demo smart mapping drawing by finger to meet a buyers details. 7 Million have downloaded the Realtor App
Realtor Tip. Offer to customize the buyers copy of the Realtor iPad App with your email address. This ensures you get the lead when the buyers email from the Realtor App.
USA Realtor’s tip. Go and complete all of your details at Realtor.com People need to see and know you. Don’t leave your details blank!
Consumers are starting to share listings from the Realtor App to Facebook and Twitter. (Younger behaviors) Buyers starting to use Facebooks Polling function to get their friends opinion on which house to buy. An interesting trend. Worth watching. Actually its worth acting on!!
Buyers are using the calling function (Call the Agent) in the Realtor App 4 to 1 Fill out your Realtor (or any website contact details and ensure you have ‘Click to call’ capabilities.
Much more qualified style of buyer coming via the App. They’ve seen the property!.. Make suer you’re built for mobile and then make yourself accessible.
In the USA You MUST have a Google Voice Account. Can divert your Google Voice number to up to 5 devices.
91% of people that end up with voiicemail will hang up. 9% will leave a message. Make yourself accessible. People want to hear Hello! People want info NOW
*Tip Get a cheap phone on a cheap plan and make it a BUYER specific number. It’s the Real Estate Hotline. If you’re going away you can leave it with people. Its Real Estate Only and advertisied in ads only
MUST have a mobile version of your website. Half of consumber browsing is via a moibile device.
Add a mobile widget to your wordpress blog to make it mobile browser friendly.
Agents need to get much better as SEO. Don’t kid yourself that you can ignore the importance of SEO. The clients you thought you always had are finding your competitors online.
SEO Tips
Use Google Keyword Tool to find out what people are searching on. i.e.: what terms do they use?
Go to Google Adwords. Google tracks what people search about and index and make that priority content.
We must understand the search terms that our buyers are using.
‘speaker technologist’ . Max was found on Google using just those terms and it returned a Facebook search result that resulted in him receiving a speaking gig from people outside the industry who otherwise wouldn’t have known him. Are you being FOUND foe what you do? Its time to create some Google juice about you!
Create a Facebook page using the name of your most common searched term from Google Keyword Tools. Whatever the search terms are is what your page or pages are. BUT Make sure you populate content to those pages. Make it relevant content. Dentist don’t put their last root canal comments up on a page. We shouldn’t put property. Make it community or neighbourly based info.
YouTube content is mission critical (with search term naming based on Google Keyword Tools)
Building Facebook Pages with real estate content can be OK as long as you provide relevant information to that search/community
Realtor.com uses a social bios or social layer that detects that your enquirer to your website is on Facebook and studies if you have a social connection with the buyer, or even a third, 5th or 5th party.
Go to socialbios.com and complete your own social bio. TRUST ME. Do it. You can thank me later.

Lot of great snippets in here Peter. That “91%” of people hang up on voicemail isn’t surprising but should definitely be considered a wake-up call to catch the inbound opportunities with a human.
